A: Zachary Custom Builders is a small team of professionals united with the common goal of cultivating client relationships for life with a relentless pursuit of perfection in construction. Each job must be done right no matter what it takes - period! As for raw quality, we simply pay more to get the best. Details ranging from lumber, framing techniques, trim specifications, cabinet construction, floorplan design, ceiling heights and configurations to paint quality, as well as many other areas of construction have been refined and perfected according to ZCB's exceptional standards. Q: On your web site, you mention the Zero Defects Inspection and Total Quality Management as principles for your company. How will these affect my homebuilding experience with ZCB?

A: Our Zero Defects Inspection Checklist and principles of TQM enable us to thoroughly inspect and "tighten" each home throughout every phase of construction - right up to the pre-move-in walk-through. These series of cross-checks are designed to provide our clients a positive homebuying experience whereby expectations of the highest quality are met or exceeded by the time of move-in, and eliminate any inconveniences to our clients after move-in. Our client punchlists are inevitably short, minor, and usually all cosmetic, requiring few call-backs.

Q: I have never experienced the building process with a custom home. What should I expect and what are the steps in designing a true custom home?

A: The process is simple and exciting because we do all the work. Our team of architects, designers, builders, mortgage providers and title company experts works together to effortlessly build our clients' dreams.

The 7 simple steps are as follows:

        1. Each client will first meet with one of our team members
           (usually Ted Cox or Zachary Luterman) to discuss and determine the
           specifications, pricing and goals for each new home.

        2. Once we have a conceptual overview, Zachary assists each
           client through the design process with one of our select architects.
           Throughout this phase, specifications are continuously examined
           and modified with careful consideration to meeting budgets and
           specific client needs or design features.

        3. Once plans are completed (usually 6-8 weeks), a construction
           agreement is finalized, complete with detailed specifications,
           blueprints and pricing.

        4. We then follow each client's preferred course of financing
           and may refer them, if requested, to finance professionals we have
           interviewed and feel have our clients best interests at heart.

        5. Once financing is complete (usually 2 to 4 weeks) and the interim
           construction loan closes, the interior design and construction begins.

        6. Following a detailed schedule of decision milestones, our interior
           designer, Cindy Caperton, meets with each client to finalize all
           aspects of construction design including floor plug locations,
           plumbing fixtures, light fixtures, flooring selections, cabinet
           designs, countertop choices, fireplace mantle details, backsplash
           layouts, wall textures, paint colors, moulding schedules, brick/mortar/stone
           combinations, and more!

        7. Our head of construction, Brian Donovan, works hand-in-hand
           with Ms. Caperton and each client to ensure that design
           specifications and goals are met and client's expectations are
           exceeded during the actual construction of the home.

Q: I have already purchased my home site and am interested in selecting my own architect and bidding the plan out to various builders...what is your opinion on this approach?

A: Having been successful in this business for more than ten years, we have seen many of the client pitfalls that originate with noble intentions, but continually fall short of expectations and ultimately leave the client with a negative impression of the process. The above scenario is no exception. Clients usually will select their own architect and design their home prior to selecting a builder with good intentions...hoping to bid out their project and make an educated decision at that time.

Our best advice is as follows: Select your builder first...then let your builder guide you through the design and architectural process. The rapport we foster and the trust that is earned during this critical design process is an essential element to a successful building experience for both parties. Additionally, by utilizing the experience and acumen of your builder during the design process, a client will save money! How you ask? An engaged builder in the design process will allow for a rational "buyers representative" approach to managing costs and offering valuable insight to design options based on actual construction experience and expertise. Often times clients will blindly follow architect's suggestions based on perceived appearance with no real concrete knowledge of costs or the feasibility of on-site implementation. A builder can offer so much during this process...not to mention it is an excellent opportunity for your builder to really understand the lifestyle and daily living habits of the family which will unquestionably result in a more precise and functional home. It is a win win for the client and the builder.

Q: Does ZCB have any lenders it recommends?

A: Yes. We have interviewed numerous loan offices and lending institutions to determine those who share our same commitment to providing a very positive homebuying experience to our clients. We are pleased to refer clients to those lending professionals as may be requested.

Q: What is a one-time close and how will it help me?

A: The one-time close program allows our clients to save money on closing costs. Clients actually close on the construction loan and the permanent loan at the same time,incurring closing costs only once. Plus, the interim construction rate is extremely aggressive (usually better than what we as builders can get) and clients have multiple opportunities to lock in permanent rates throughout the construction period.

Q: What type of warranty does ZCB offer?

A: ZCB offers a comprehensive one-year warranty from the date of move-in. Once our clients have moved into their new home, we ask clients to identify any problems and make a "punchlist" to be completed after 30 days. There is nothing magical about the 30-day period, only that through experience this usually gives our clients enough time to get settled in and allows all the nicks and dings which occurred during furniture move-in to be identified and repaired. In addition to taking care of sheetrock and paint touch-ups, or anything else that may require attention during the first year, we offer a two-year warranty on all mechanical systems (HVAC, Plumbing). ZCB warrants the structural integrity of our foundation designs for a period of ten years.
